Section 34-198 of the City Code defins Abandoned Real Property that must be registered to include properties that fall into two broad categories.
Foreclosures: Property that is in Default of a mortgage or is subject to a tax deed proceeding. The property must remain registered, until the property is out of foreclosure or is sold to third-party, that is not related to the mortgage holder (i.e. the bank). Therefore, REO properties must be registered.
Vacant properties that have code violations, including Blighted Properties: Properties with code violations, that are not also in foreclosure, must remain registered for an additional year after the last remaining code violation is corrected.

The fee for registering a property in foreclosure is $200, with an additional fee of $600, if the property is Vacant. The fee for registering a Vacant property that has code violations, but is not in foreclosure is $200. A non-refundable service fee not to exceed 4.00% of the invoice amount will be applied to each credit card transaction.
To deregister a property, please visit our offices or send a written request to the email listed in our contact information below. The request must include the property address and attached proof of why the property qualifies to the deregistered, for example, proof that the foreclosure case was dismissed.

Registering a property automatically grants the City Police Department the authority to issue trepass warnings to individuals who cannot demonstrate written authorization to be on the property. To opt out of this authorization check the appropriate box on the signature page when registering. If you do not opt out when registering, you may revoke the Police Department's authority to issue a trespass warning, by notifying the Police Department in a written request, directed to the chief of police at policechief@coralgables.com.
The refund process is initiated after contacting PropertyRegistry@coralgables.com. Once approval is granted, a partial or full refund may be considered if the user chooses to deregister or change the registration type. Please note that the convenience fee, which is up to 4.00%, is non-refundable.
